Storage & Usage

How should I store my Exaco Janssens greenhouse package if I’m not ready to assemble it?

Store in a dry, protected place, away from sunlight, rain, and moisture.

If storing outdoors, cover securely with a waterproof tarp.

Avoid moisture or condensation inside packaging to prevent corrosion. Handle the glass box with care—it’s heavy and fragile.

Always follow the safety instructions on the glass box sticker.

Can I use my Greenhouse as an additional living space?

Technically, yes—but not without some important modifications. Greenhouses are built to function as greenhouses first, which means they’re not naturally water- or air-tight. Plants rely on constant airflow, so the structure is designed to breathe. To make a greenhouse more suitable for occasional living use, you’ll likely need to add extra sealing—especially around the roof panels and glass. A good silicone sealant is often necessary if you want better protection against rain.

Because the greenhouse uses single-pane glass, condensation is common. Moisture can collect on the inside and drip, so it’s best to stick with indoor/outdoor furniture and avoid placing valuable electronics or fine wood pieces inside unless they’re well protected.

Keep in mind that the roof vents have automatic openers. During a warm rainstorm—anytime temperatures rise above 70°F—those vents may open on their own, letting water in. You can switch to manual openers if you’d prefer full control.

Temperature control is another challenge. On sunny days, glass greenhouses heat up quickly, and depending on your climate, managing summer temperatures can be a constant battle from late spring through early fall.

People have converted greenhouses into extra living or lounging areas, but it requires thoughtful customization. Additional sealing, climate control systems, window tinting, and proper heating are all part of making the space comfortable and functional.

What glazing should I use for living space?

If you want a milky appearance that you can’t see into/out of, then a full poly would be the thing. However if you want to see through it, then you should do glass. 

UV/Heat block poly is designed to keep down the heat gain on sunny days whereas a glass greenhouse would heat quickly – so this may also depend on state and what your weather challenge is there.

Can I Use a Janssens Greenhouse as a Wedding or Event Venue?

A Janssens greenhouse can be a beautiful, boutique setting for small weddings, elopements, photo sessions, and intimate events. However, it is very important to understand that it is designed as a greenhouse for plants, not as a purpose-built commercial event hall.

On sunny days it can get very hot, and on cold nights it will need heating, so you’ll likely need extra ventilation, shading/heat-block film, and climate control to keep guests comfortable.

For any commercial use (weddings, paid events, photo sessions), you must check with your local building and zoning authorities about permits, occupancy limits, fire safety, and other legal requirements. The greenhouse is not certified as an assembly building, so any use as a venue is a custom use at the owner’s responsibility.

What is the maxinum size of greenhouse you can design? Can I connect two unit as one?

Current, the maxinum size of Janssens greenhouse is 60'x20' which is Gigant model. We cannot connect two Gigant greenhouses and Janssens structures are not designed for this.

What safety precautions should I follow during assembly?

Assemble only in dry, calm weather.

Keep children and pets away from the site.

Secure ladders before climbing.

Read the entire manual before beginning.

How should I handle and store the glass safely?

Store on a firm, level surface.

Keep glass dry to prevent panes from sticking.

Follow glazing removal instructions; contact Exaco if unsure. Handle with care—glass corners are vulnerable.

Use glass suction cups and gloves for safety.

Are there any precautions for unpacking and handling materials?

Avoid using sharp objects that could damage paint.

Note that black rubber strips are pre-oiled to ease assembly. 

Can I assemble a custom or non-standard greenhouse?

Yes, but professional installation is strongly recommended.

Custom structures can be complex and require expert handling.

What about local regulations and insurance?

Follow all local building regulations (buyer’s responsibility). Inform your insurance company about your greenhouse installation.

Water & Electricity

Can I bring water and electricity into my greenhouse?

Yes! Plan early for convenience.

Electricity: Run electrical wiring under the base frame at a convenient point.

Attach conduit to the frame for routing to outlets/equipment.

Use custom-matched spray paint to blend the conduit if desired.

Water/Irrigation: Included irrigation/misting system connects to a water line or garden hose.

The hookup is at one gable end near the ridge.

Use a hose timer for automatic watering.

Heating

Do I need to heat my greenhouse?

Often yes—especially during cold nights or cloudy winter days

What types of heaters can I use?

Electric heaters, propane, or wood stoves.

Always vent heaters properly per manufacturer’s instructions.

Use a BTU calculator to size correctly based on location, size, and materials.

Can I reduce heating costs naturally?

Yes, by adding heat sinks to store and release heat: Raised beds, large water tanks, or organic material (compost, mulch).

The more mass, the better heat retention.

Weather Protection & Maintenance

How should I prepare for winter conditions?

Remove snow from roof to reduce weight and allow sunlight in.
 
Use heating to help melt snow; disengage roof pistons if heating.

For heavy snow, add support: Brace ridge beam with a 2x4.

Use self-tapping screws or extra spandrels.

Add stainless steel cable with turnbuckle between sidewalls.

2024 VI46 models: contact Exaco for special bracing options.

What if I’m in a high-wind area?

Install extra PRO210 anchors at each glazing bar (embed in concrete).

Use L brackets or anchor bolts under glazing bars.

Install red shims on all panes.

Add shelves or angle iron supports for extra wind resistance.

How do I maintain pistons and window openers?

Oil pistons and moving parts several times a year (WD40 or olive oil).

If windows stop opening, oil them again to restore function.

How often should I clean and inspect my greenhouse?

Twice yearly: Clean, check gutters, oil moving parts.

Keep door bottom rails clear of sand or gravel.

How do I maintain the glass?

Clean with mild soap (e.g., Palmolive) and a soft cloth.

Use distilled vinegar for hard water spots.

For replacements: order 3/16” tempered glass locally (Exaco doesn’t ship large panes).

How do I clean polycarbonate panels?

Use mild soap and a soft cloth. Avoid abrasives.

Foundation Stem (Knee) Wall

What is a stem (knee) wall?

A short vertical wall raising the greenhouse above ground.

Provides stability, moisture protection, and door/panel support.

What is the recommended height?

Royal Victorian VI34/VI46: 20–36” (24” ideal).

Modern M34/M36: Comes with 6” base frame; 20–36” wall if using Drop Door Kit.

Why choose a taller stem wall?

Increases interior height for taller plants.

Adds snow, water, and pest protection.

Supports Drop Door Kit installations.

What materials are suitable?

Concrete blocks or poured concrete (most common).

Treated wood or other moisture-resistant, load-bearing materials. 

Do I need a special foundation for the stem wall?

Yes, a solid, level, frost-free foundation is required to support the greenhouse and prevent shifting.

Ensure the foundation matches the external dimensions of the greenhouse.

What is a Drop Door Kit?

The Drop Door Kit allows you to install greenhouse doors on taller stem/knee walls (usually above the standard 6–24 inches).

It provides the necessary hardware and frame adjustments to accommodate doors at higher wall heights.

What does the Drop Door Kit include?

Door frame extensions and mounting hardware. Instructions for adjusting the door height to fit the taller stem wall.
